Mount Martha runs from the ridge down to the bay in a series of steep streets, with a long foreshore at the bottom and a lot of former beach houses now rebuilt as substantial permanent homes. Mornington Hot Water is a free referral service. We connect you with licensed hot water plumbers who cover Mount Martha. We are not a plumbing business ourselves, and the referral costs you nothing.
Stairs, slope and salt
Access is the local cost driver. A hot water unit at the bottom of a steep block, down a flight of external stairs or behind a house built into the slope takes far longer to remove and replace than one beside a garage. The system price is the same everywhere, the labour is not, which is why two quotes here can differ. Photos of the unit, the stairs and the parking situation with your quote request get you a more accurate number.
Salt is the second factor. Homes on the bay side cop salt-laden air that attacks external tanks, valves and fittings. The valves usually go first, and a weeping relief valve is worth a plumber's look before the tank itself fails.
The third is household size. Big rebuilt homes with three or four bathrooms need serious capacity, and the long run to a top-floor bathroom is worth factoring into sizing and positioning.
Repair it or replace it
If the tank itself is leaking, it is a replacement. A split cylinder cannot be patched. Elements, thermostats and relief valves on a younger tank are often worth fixing, with repairs roughly $150 to $600 depending on the part. See hot water repairs and hot water replacement.
As a guide, electric storage like-for-like swaps run from around $800 to $2,500 installed. Gas storage and continuous flow sit around $1,200 to $3,500 installed, and a heat pump $3,000 to $6,000 before incentives. Difficult access adds time to any of them. The cost guide has the detail.
Same-day replacement is often possible for common tank sizes when you get in touch in the morning.
Frequently asked questions
My tank is down 20 steps. Will that cost more?
Yes, in labour. The old unit has to come up and the new one go down, which adds time and sometimes a second person. Send photos so the quote is realistic.
Does salt air really shorten tank life here?
On the bay side, yes. Exposed fittings corrode faster, and a sheltered position plus corrosion-resistant fittings helps. Check the anode around year five.
We have four bathrooms. What size system do we need?
For continuous flow, 26L/min for a household running multiple showers at once. For storage, 315L or more. The plumber sizes it properly from your actual usage.
