Mount Eliza is the leafy northern gateway to the Peninsula: large blocks, long driveways, mature pines and gums, and substantial houses set well back from the street. Mornington Hot Water is a free referral service. We connect you with licensed hot water plumbers who cover Mount Eliza, from the village and Ranelagh to the bay-facing streets. We are not a plumbing business ourselves, and the referral costs you nothing.
Big houses, long runs, plenty of space
Two things define hot water here. The first is distance. Large houses mean long pipe runs from the unit to the far bathroom, which matters for how long you wait for hot water and for how a continuous flow unit should be sized and positioned. Undersizing is the common mistake in a four-bathroom house.
The second is space, and it works in your favour. There is room outdoors on almost every block for a heat pump, usually well away from bedroom windows and the neighbours, which removes the main objection people have to them. Mains gas reaches much of the suburb, so gas storage and continuous flow are also straightforward, and the plumber confirms what your address can run.
The canopy is the complication for solar. Mount Eliza's trees shade a lot of roofs for part of the day, so a shading assessment before quoting a solar system is essential. On many blocks a heat pump makes more sense for that reason alone.
Repair it or replace it
If the tank itself is leaking, it is a replacement. Elements, thermostats and relief valves on a younger tank are often worth fixing, with repairs roughly $150 to $600 depending on the part. See hot water repairs and hot water replacement.
As a guide, electric storage like-for-like swaps run from around $800 to $2,500 installed. Gas storage and continuous flow sit around $1,200 to $3,500. A heat pump typically runs $3,000 to $6,000 before incentives, and the installer quotes the net figure. The cost guide has the full breakdown.
Same-day replacement is often possible for common tank sizes when you get in touch in the morning.
Frequently asked questions
Why does hot water take so long to reach my ensuite?
Long pipe runs. The water in the pipe has to clear before hot arrives, and that is a distance problem rather than a fault. Positioning the unit closer to the main bathrooms, or a recirculation arrangement, are the usual answers.
Will tree cover stop me installing solar hot water?
It can. Collectors need an unshaded north-facing roof to perform, and shading for part of the day cuts output noticeably. Have the roof assessed before committing.
Is my block suitable for a heat pump?
Almost certainly. Space, airflow and distance from bedrooms are the requirements, and large Mount Eliza blocks have all three.
